Demolition & structure

Week 3.

Down to block and trusses. Three openings cut and framed for a window wall. Rough plumbing and electrical in, inspected.

Plaster, steel, stone

Week 8.

Walls skimmed white, steel windows glazed, cabinetry scribed to the block. The island is templated, cut and carried in as three slabs.

Marlin Basin Kitchen

The kitchen in the film. We traded three sliding windows for one steel wall and let a fourteen-foot slab of Calacatta do the talking.

Collins Galley

Seven feet wide and it stays seven feet wide. The original terrazzo was under two layers of tile.

Granada Residence

A 1926 house gutted badly in the eighties. We put the proportions back, opened the great room to the loggia and rebuilt every system behind the plaster.

After: a white bathroom with a cobalt zellige shower, a freestanding stone tub under a tall steel window and a charcoal oak vanity with a marble top.
Before: the same bathroom in 1996, with a beige tiled garden tub, a gold-framed shower stall, a glass-block window and an oak vanity.

Same walls, same window position, same morning sun. We opened the glass block to a full-height steel window, lost the step-up tub and turned the shower into the one loud thing in the room.

Ranges come from our last 33 completed projects, 2023–2026. Your proposal is a fixed price with a week-by-week schedule attached. If we miss the handover week for a reason that is ours, we pay you $500 a day until we hand over.

This is the actual schedule from the kitchen in the film. Nothing is demolished until every cabinet, slab and hinge has a delivery date, which is why the site never sits empty.
